Trail runners book around a race date or a trail system, not around a hotel brand. The property that wins the booking is the one that removes friction on race morning and proves it knows the terrain — not the one with the best spa photo.

Step 1
Distance in metres from the door to the trailhead, cumulative elevation of the three nearest loops, and a downloadable GPX for each. This is the single most searched detail and almost no property publishes it.
Step 2
Ultra and trail starts are typically between 05:00 and 07:00. A 04:30 grab-bag with coffee, oats and fruit is cheaper than a full early service and is decisive when comparing two properties.
Step 3
Runners finish mid-afternoon and need a shower before travelling home. Blocking a shared shower room for finishers costs nothing and converts.
Step 4
Outdoor shoe wash, a drying room with hangers, and a laundry turnaround under 12 hours. Rooms carpeted wall-to-wall with no drying space are a documented deal-breaker.
Step 5
Official accommodation status on the race website puts the property in front of the entry list months before the OTA channel sees any demand. Lead times for destination trail races run long.
Step 6
Race weekends are one or two dates a year. Recce weekends — course preview plus guided long run — monetise the same asset in low season.
